Before looking at individual properties, we need to understand the direction of the wider market. But no single number tells the whole story. Price, transaction volume, property size and money spent need to be read together.

€871,099 average transaction value.
269 m² average property size sold.
Compared with the April report snapshot, average price per m² is 8.9% higher, while transaction volume is slightly lower by 1.5%.
Average transaction value has increased 24.6%, while the average size of properties sold has increased 14.4%.
What this means
More expensive and larger properties are changing hands, but the market itself is not becoming significantly more liquid. Buyers are spending more. They are not simply buying more.
DON'T READ THIS AS
Prices are up 8.9%, so I should increase the asking price of my property. Not necessarily. An increase in the average can also happen because a different type of property is selling. Higher market averages do not automatically equal higher value for every home.

Monthly data is more volatile, but it can show us where buyer activity is concentrating right now. The important part is not simply the headline figure, but what produced it.

Our read
Larger, higher value properties had a strong influence on June's completed sales. There is capital in the market. But it remains selective.

Buyers are now paying €4,585 per m² in Sotogrande. Some are. That is very different from saying the market will pay €4,585 per m² for every property.

One of the biggest mistakes sellers can make is assuming that an average market price can be applied directly to their own home.

Monthly average prices in the period tracked have ranged from approximately €1,639 per m² to €4,585 per m².
That volatility tells us something important.

My neighbour sold at X, so mine must be worth the same, or more. Only if the buyer sees both properties as genuine alternatives. Sellers often compare properties geographically. Buyers compare them by value and choice.

International buyers have more money, so price matters less. International buyers may have considerable purchasing power, but they also have considerable choice. More money does not mean fewer alternatives.
WHAT THIS MEANS FOR SELLERS NOW
Data only becomes useful when it changes a decision. For us, the question is therefore not simply whether the market is up or down, but whether the evidence supports the current strategy for your property. That means protecting value where the evidence supports it, improving positioning where buyers are not responding, and adjusting when repeated buyer behaviour gives us a clear market signal. Do not react to one buyer. Pay attention to patterns.
WHAT WE ARE WATCHING NEXT
Markets rarely change because of one dramatic statistic. More often, several signals begin moving together. Over the coming month, we will be watching transaction volume to see whether more properties are actually selling, average transaction value to understand whether capital continues moving towards higher value property, and average property size to see whether the shift towards larger transactions continues. If all three strengthen together, the market is broadening. If values remain high while transaction numbers remain flat, we remain in a selective premium market.
A market where good property can command strong money, but strong money still has to be earned.
