Discovering La Reserva: Sotogrande’s Most Ambitious Neighbourhood Revealed

La Reserva is often misunderstood as simply “the modern part with big villas and views,” but it only reveals its true character when you slow down. Moving through it at ground level, you begin to notice the elevation, the hidden roads, the micro‑developments and the long‑term planning Sotogrande SA put in place long before the houses appeared. La Reserva is defined by its topography, the way the hills create views and the way each micro‑community has its own identity.

The lower and middle areas show La Reserva’s village‑like side: Los Cortijos, The Beach, Village Verde and Senda Chica, followed by Las Villas and La Finca as you climb the old stables road. Here you see how new infrastructure is being laid for future villas with south‑facing views, and how the neighbourhood expands slowly and intentionally, with infrastructure first and architecture second.

At the top, La Reserva changes completely. The Seven and The Fifteen offer large plots, private roads and panoramic views stretching from Gibraltar to Morocco, while the northern entrance reveals the International School and the upper L and M zones, where architects build some of Sotogrande’s most ambitious homes. By the time you reach El Mirador, the idea of “I already know La Reserva” disappears and is replaced by the realisation that it is higher, wider, and greener than any brochure suggests.
