Every quarter, the Costa del Sol real estate community gathers to analyse what is happening across our markets: Marbella, Málaga City, Benahavís, Estepona, Manilva, and of course, Sotogrande. The Q2 2026 Quarterly Review was one of the most comprehensive yet, with insights from leading agents, legal specialists, mortgage experts, and market analysts. But this quarter, one topic stood above all others: the UK–EU Gibraltar treaty and its impact on the Campo de Gibraltar.

I was invited by Alfredo Bloy-Dawson one of the most respected market commentators on the Costa del Sol, to explain what this treaty truly means for Sotogrande and the surrounding areas. For the first time in decades, routine border checks between Gibraltar and Spain are being removed. The queues that have frustrated commuters for years will disappear. Mobility will increase. Daily life will change. And with it, the real estate landscape of the entire Campo de Gibraltar will shift.

This is not a small administrative update. It is a geopolitical transformation with direct consequences for Sotogrande, La Línea, Alcaidesa, and the wider region.

La Línea: The Immediate Winner

I explained during the panel that the first and most immediate beneficiaries will be homeowners in La Línea de la Concepción. For years, people working in Gibraltar have tolerated unpredictable delays at the border. Now, with free movement restored, living in La Línea becomes dramatically more attractive.

The cost difference between housing in Gibraltar and housing in La Línea is enormous. With the border open, many Gibraltarians, and many professionals working in Gibraltar, will naturally look across to Spain for better value and better lifestyle.

We are already seeing prices rise. And this is only the beginning.

Alcaidesa: The Market to Watch Closely

I emphasised that Alcaidesa may become one of the biggest winners of all. It already offers:

  • Modern developments
  • Golf courses
  • Beaches
  • Spectacular views of Gibraltar and Africa

With the border open, Alcaidesa becomes the perfect lifestyle upgrade for professionals who want proximity to Gibraltar but prefer a more spacious, modern, coastal environment.

If Gibraltar airport expands to include more European routes, something now far more feasible, Alcaidesa’s relevance will increase even further.

Sotogrande: A Different Type of Benefit

During the panel, I made it clear that Sotogrande will not experience the same immediate price jump as La Línea or Alcaidesa. Sotogrande is a luxury market driven by international demand, schooling, security, and lifestyle, not by border dynamics.

But the treaty will still bring meaningful benefits:

1. High‑net‑worth individuals from Gibraltar will look to Sotogrande

Many Cat 2 residents in Gibraltar may now consider owning a second home or weekend property in Sotogrande. The lifestyle upgrade is obvious, and the border will no longer be a barrier.

2. Stronger demand for premium rentals

Professionals working in Gibraltar may choose to rent in Sotogrande, enjoying the resort lifestyle while commuting easily during the week.

3. Improved regional connectivity

With the border open, Gibraltar becomes a more accessible entry point for travellers from outside the UK. This increases Sotogrande’s international reach.

4. A new tax and residency dynamic

I highlighted that some high‑net‑worth individuals may find cross‑border living more attractive, but only with proper tax advice. The treaty opens opportunities, but it also requires careful planning.
